REAL ESTATE AUCTIONS TERMS
Terms and Conditions for Real Estate Auctions
Auctions are a fair method of buying and selling with high transparency, where properties can be acquired at reasonable prices. We provide the terms and conditions for property auctions.
Registration for Auctions:
- Registration for the auction will begin at 9:00 A.M., and the auction will start at 10:00 A.M.
- The auction is “Live” subject to seller confirmation.

Entry Requirements:
- Bidders must present a Good Faith Deposit, $1,500.00 for Residential and/or Land, and $3,000.00 for Farms, Commercial, and Projects.
- The deposit must be in cash or postal order.

Buyer’s Bid Premium:
The buyer awarded one or more properties will pay Centro Casas a Buyer’s Premium of 5% of the Sales Price, which will be added to the sale price and deposited into an escrow account reserved for Centro Casas until the transaction is completed.
Deposits:
Land and/or Residential – $1,500, and Commercial – $3,000. The difference to complete the 5% contract price can be paid in cash, personal or corporate check. If the deposit check exceeds 5% of the contract price, it will be credited to the sale price on the closing day.
Property Acknowledgment and Inspection:
Properties must be inspected before the auction. Check the property list for the inspection date and time. Properties indicating so and lands can be reviewed by walking the premises at the buyer’s risk. The bidder declares that the property being bid on is the same property inspected by them or their agent before the auction. They acknowledge that it is solely their responsibility to verify the property’s identity and conditions through all necessary means. Any errors in identity or otherwise resulting from their failure to identify and inspect the auctioned property correctly will not release them from any legal obligations incurred at the auction.
Participation of Real Estate Agents:
Fellow Brokers and Real Estate Sellers in Puerto Rico, your participation in the auction is of utmost importance to us. The broker or seller representing a buyer, who completes all closing procedures, will receive two percent (2%) of the total property price or twenty percent (20%) of Centro Casas’ commission. To be eligible, please register your client by certified mail, in person at our offices, or via email to subastas@centrocasas.com, indicating the client’s name, address, phone number, and signature, along with a copy of your broker/seller license, 48 hours before the auction day. The commission will only be paid to the first broker registered their client after the closing and Centro Casas’ services have been fully compensated. Certain restrictions apply.
All properties are sold “as-is” and “where-is,” with all faults, without express or implied warranties. The buyer is warned that some properties may be occupied. Each auction may have some adjustments to its terms and conditions. You can review the adjusted versions in the informational brochure for each auction.
